The T Squared Process
Design

Vascutek - Inchinnan, Glasgow
Construction & Fit Out of Production Building No. 4Project Cost: £3,200,000
The Client:
Based at a custom built facility at Inchinnan, Vascutek uses innovative vascular technologies to develop products that address the needs of cardiovascular and vascular surgeons throughout the world. The company markets a wide range of sealed and unsealed polyester and ePTFE vascular prosthetic grafts for the treatment of diseased and damaged arteries.
The Brief:
T Squared had never worked with Vascutek before so were delighted to be invited to tender for the design & build contract to build and fit out production building no. 4 on the Inchinnan site. The new building was to be over two floors with a mezzanine plantroom above. Another part of the brief was to increase the size of the on site car parking facilities.
Once the tenders were analysed T Squared was selected as the winning bid at a total contract value of £3.2M.
T Squared's Solution:

Design -
The building was built on the land at the rear of the site which was very wet and which had a large mound which needed to be removed. As the site sits on the alluvial plain next to the River Clyde foundations were also an issue with piles having to drive down 12m to secure a solid base.
One of the secrets of T Squared's success with the tender was its efficient laying out of plantroom space. This cut down structural concrete work and also eliminated long ductwork routes to the benefit of the overall project costs.

Management -
The T Squared bid was attractive to Vascutek but as important was the fact that Vascutek was impressed by the quality of work carried out by T Squared at Haemonetics at Bothwell. This project was similar in terms of construction work although the pilings issues were new. The main difference here was that the internal space was to be fitted out as high tech Cleanrooms and Controlled Spaces and with the T Squared track record as Specialist Cleanroom Contractors the client had every confidence of a successful delivery.
The site management was again well planned, coordinated and managed and we were able to incorporate the clients changes without any programme slippage.

Build -
The first part of the project was the site excavation works which involved sending a lot of materials to landfill. The piling works were unusual in the depth which was involved and the very wet site conditions which prevailed through this section of the works.
As an added challenge the client had order book problems of the good kind and to assist with this T Squared initially built a temporary Cleanroom in their warehouse building and then was asked to accelerate the project so that production could commence early. The project was completed in January 2008 almost 3 months ahead of programme.
The overall building footprint measures 42m x 26m and there is a short link building connecting it to the main factory unit. On both floors there are Cleanrooms and also Controlled Spaces which can be re-classified as Cleanrooms in the future with simple modifications.
