Our on-site service engineers are supported by a team of in-house chartered design engineers who provide invaluable assistance when site service colleagues encounter challenging technical problems. Our design engineers also have a critical role to play in the original plant designs for critical facilities where N+1 redundancy is often built-in to keep facilities within their operating bands, even if one unit goes down.

We will build a service around you and your business needs, providing a mobile or residential, fully qualified, accountable resource to help meet the ongoing needs of your organisation.

We offer different levels of service cover depending on your business requirement:

Non-critical maintenance

Non-critical maintenance is appropriate for clients who will be discomforted by a breakdown but it will not threaten their business. Under these circumstances, our service engineers will only attend when a breakdown occurs.

Preventative maintenance

Preventative maintenance is required where breakdowns are to be avoided as they will affect the business operations. Normally, preventative service and maintenance contracts are agreed for a 3-year period with scheduled visits programmed for each year to service the equipment with a view to avoiding breakdowns. These clients will also benefit from our 24-hour call-out facility and a dedicated call-out number.

Critical facilities maintenance

Critical facilities are essential for businesses where breakdowns will create major problems or even cease business continuity. As part of our critical facilities cover, we undertake preventative maintenance and also ensure sites are covered by permanent, 24 hours per day on-site maintenance personnel who can be called out to any emergencies that may occur. Our team of experienced service engineers are fully qualified for all of the above situations with the majority being multi-disciplined to provide maximum on-site efficiency. While on-site, the engineers are in constant contact with our central help desk who can provide them with historical records for the plant being serviced and any technical back up required.

We offer a wide range of energy-efficient and environmentally friendly air conditioning solutions for commercial and industrial sectors, supplying and installing the latest inverter air conditioning units manufactured by Mitsubishi Electric and Daikin.

We are an accredited installer for the installation of single split units to large VRV/VRF systems. We supply, install and offer Planned Preventative Maintenance (PPM) for:

Design and build of control panels

We design and build control panels for both new build facilities and site refurbishments, working across all types of electrical control panels such as HVAC and automated control systems. Our engineers can work with manufacturing partners to develop bespoke products for individual design requirements, with a focus on quality and efficiency throughout.

New and replacement LV switchgear

We also offer design and installation services of low voltage switchgear and control panels. Whether for a new build facility or as part of a replacement programme for ageing equipment, we can design custom panels to fit existing or specific footprints. We work closely with recognised manufacturers (including Schneider, MEM, and ABB) to ensure we can guarantee quality and results, and all designs will meet L2 compliance.

We fully understand that long power outages during critical LV maintenance can be costly and disruptive. As such, our teams have developed unique project control methodologies to minimise operational disruption where possible.

Our service engineers provide critical plant cover which extends to heating, boiler and burner services.

Our expertise ranges from small to large commercial and industrial LTHW, MTWH and steam heating systems with fuel sources ranging from natural gas, oil, LPG and biogas fired burners. This particular service also covers water heaters, industrial unit heaters and calorifiers.

Our regular maintenance checks cover boiler operation, burners, controls, safety devices, water treatment, combustion readings and emission levels. Our engineers provide full records of all checks carried out, with full electronic traceability and official T-SQUARED documentation on completion.

High quality, reliable planned preventative maintenance programmes improve the life and reliability of equipment. However, in the event of an upgrade or replacement, we can also assist with the selection of equipment and any necessary works.

T-SQUARED Electrical can offer a full lighting survey designed to demonstrate your energy consumption, and make recommendations for potential savings.

All electrical installations deteriorate with age and use. They should, therefore, be inspected and tested at regular intervals to check whether they are in a satisfactory condition for continued use. Such safety checks are commonly referred to as 'periodic inspection and testing'.

A periodic inspection will:

  • Reveal if any of your electrical circuits or equipment are overloaded
  • Find any potential electric shock risks and fire hazards
  • Identify any defective electrical work
  • Highlight any lack of earthing or bonding
  • Tests are also carried out on wiring and fixed electrical equipment to check that they are safe. A schedule of circuits is also provided, which is invaluable for a property.

Once completed you will be issued with an Electrical Condition Report (EICR)

Whether in a new build facility or as part of ongoing improvement to existing facilities, we offer design and verification services for emergency lighting schemes to ensure the safety of your employees at all times.

We provide a wide range of emergency lighting products and will design a scheme tailored to your specific requirements. Our experienced team will work with you to review any existing emergency lighting schemes and make recommendations to ensure you are fully compliant with current lighting regulations. We also understand the need for cost-effective and time-efficient solutions. Our recommendations will focus on ‘easy test’ concepts, to minimise maintenance costs where possible.

Current legislation recommends that the minimum prescribed inspection and testing is carried out at the following intervals:

  • Daily – visually inspect indicators of central power supply for correct operation
  • Monthly – short duration test
  • Subsequent annual test – full discharge
